Ensure all guests are accounted for in your reservation. We DO NOT allow anyone who is not accounted for in the reservation onto the property, even if they do not plan to stay the night. Unannounced guests will result in a fee of $100 per guest, per night booked, AND you will need to vacate immediately, AND any resulting plumbing and septic costs shall be guest's responsibility.

Up to 3 dogs (Sum Fun) and 2 dogs (The Bear's Creek Retreat). No size or breed restrictions. No pet fee! No cats or other pets permitted. There is a $200 fee for bringing an unannounced dog or other pet. Ensure all waste is picked up. Failure to do so at Sum Fun and in its community may result in additional fees to reimburse owners for fines. Due to local wildlife, please be mindful of your pets.
The cabins are on a septic system!
Flush only toilet paper. Do NOT flush hygiene products, wipes (even if flushable), paper towels, or tissue ***as this will cause a blockage and render all plumbing useless***
Only liquids can go down the kitchen sink drain. Cooking oils, grease, fats, food debris, and coffee grounds must go into the trash. Use paper towels (provided) to absorb and wipe items clear.
There are drain screens in the kitchen and bathrooms to prevent hair, food, and other items from going down the drains; these must be used at all times.
The hot tub is emptied between every reservation, therefore the water may not be hot upon your arrival. The hot tub can reach temperatures up to 104°F. It will lose about 5°F per hour when the lid is off; weather conditions and use of the jets may expedite this cooling.
All trash and poop bags must be BAGGED and TIED in kitchen-sized 13 gallon bags, then placed in the outdoor bear-resistant trash bins. The trash company removes each bag individually; no dump truck. Trash is collected Tuesdays and Fridays.
The futon in the game room is designed for convenience over comfort. If you are sensitive to mattresses, one of the traditional beds is recommended.
To use the fireplace, ensure the flue is open by sliding the handle that's at the top center of the fireplace all the way to the right (smoke should go up the chimney).
Place all cold ashes in the metal bucket provided; do not dump outside.
Use is permitted September through April. Not permitted for use May through August.
Fires must be attended at all times. Do not use the air conditioning and fireplace at the same time.
Because this is a rural area, we recommend turning off lights not directly in use as insects are prevalent and attracted to light, especially at night. **If you are sensitive to wildlife and insects, this listing may not be the right fit**
Lawn maintenance and pest control is completed each month, weather permitting. You may see contractors working outside.
All of the fencing is reinforced with welded wire mesh. But of course, be mindful if your pup is a little escape artist.
There may be books in the cabin's Take One, Leave One library which do not represent the opinions or values of your host. If you find something offensive or inappropriate, please tuck it away and let us know.
No candles and no fireworks permitted anywhere on the premises.
Blue Ridge Private Dog Park is across the road. Just you and your pups, no one else. The park is fully-fenced, with 0.84 acres of cleared, wooded land (no grass). *Please be mindful of potential ground hazards as the area is not groomed. You may encounter wildlife. Poop bags are provided. Please dispose of all waste and garbage in a secured trash bag and place in bear bin at the cabin. To use the dog park, there is an additional $50 for a stay of 3 nights or less or $139 for a stay of 4 nights.
Please click on "Dog Park" on this site to book by the hour. The park is a Sniffspot. One family at a time. Just you and your pups. No one else.
We recommend backing into the driveway when possible. Directly across from the driveway, there are rocks and rebar to prevent accidental sliding into the adjacent drainage culvert. Please be extremely mindful of this (and the fence) when pulling out of the driveway to avoid damage to vehicles.
Turn off the dining room propane heater when not in use.
Because our well has an electric pump, water may be limited if the electricity is out. Although we do have reserve tanks, please conserve water during an electrical outage.
Outdoor cushions are located in the storage bench on the main deck. To preserve them, please place cushions back into the storage bench when not in use.
No smoking of any type or vaping is permitted. Additional fees for sanitization will apply for any smell or debris resulting from these activities.
Quiet hours shall be observed from 10:00 p.m. until 8:00 a.m.
